What plans are needed for a builders quote?

Want to get a single story extension done.
OH has drawn the current house floor plan, then drawn the new house floor plan of the extension we'd like. Obviously all to scale.
Can a builder quote from this floorplan, or will they need fully drawn architect plans?

Does the OH drawing show how the walls and roof are constructed? Are any drains to be moved etc. Builder will need to know all these before he can give even a rough estimate.
Even then don't confuse and estimate with a quote. Completely different!

Does this not happen when the builder comes round and sees drains which may need moving and ask what we want the wall and roof made of?Who made hogs and dogs and frogs?

Hi, Yes I'm sure most builders would be able to advise you about drains and construction but usually until detailed plans are drawn they can't give a final quote.
When I did my two extensions the job of routing drains and the construction was all detailed on my architects drawings.
If you need building regs or planning permission you will have to have suitable drawing produced and these are what the builders would use during the build.

We had an extension done last year. With the architect's plans the builders were able to give estimates but for firm quotes they had to see the engineer's drawings which gave the exact materials required and detailed specifications.0

Planning to build a room to turn an L shaped bungalow into a square bungalow.
Building regs needed. "Guide to Building regs" document given by the council shows a floor plan submission - not architect plans. Planning permission not needed as within permitted development rights.
A friend who extended and lives in another council didn't use architect plans at all but he self built.
Don't want to spend out on an architect just to get a ball park builders quote when OH's CAD drawing could be enough for a builder.Who made hogs and dogs and frogs?

If that is the case just ask the builders how they would build it.
I'm pretty certain that building regs will insist on a particular construction to reach required levels of insulation etc.
Be aware though as I said before, an estimate is exactly that not a quote.
Ask around for recommendations for builders. I personally wouldn't recommend the builders that I used. The shells themselves were fine but the finishing touches were nothing short of appalling!!!

I drew all plans on Microsoft word. Existing and proposed. Floor plan. Side and rear elevations. They look like a two year old drew them! Builder works with me. What he's built and what's ive drawn are about right but we've jiggled things as required. No details of roof or walls or floor make up we do as building regs require us. There are no real requirement of Architectural plans for building regs as long as they have relevant info as required such as openings and steels that are proposed and movement of drains as you may need to inform water company which they should ask about etc. don't pay an architect if they're fairly simple but make sure the builder is happy to work to your plans with a view to change. Try and include as much as you can.0
