In that case...go with what you can afford ....theres nothing worse than living in a house that is an expensive money pit both in terms of time and money.
I guess you need to work out which house will cause you the least streess but give you the best quality of home life.
Its no fun living somewhere that is under refurbishment so you have to be sure that its a case of being able to complete what you start....you can very easily devalue a house once you start ripping it apart and there is a period you go through where actually once you start ripping things out if you were to run out of money whilst doing it ,it makes it only appealing to a niche market should the worse happen and you need to sell it.
Other factors to consider would be the unseen things like electrics etc which if needed a rewire you would also be looking at replastertng/skimming and then redecoration.
I have done a total renovation it took many months and cost a substantial amount....to me it was worth it but its not always for the faint hearted or inexperienced.
Same here.....we've done several total restoration projects, last one being a non-listed thatched Georgian house, and do majority of the work ourselves whilst living on site. The last one took three years and for almost six months we had no hot water or heating (apart from a multi-fuel stove) - not much fun, lol!
As it was going to be our *forever* home we spent big (£100k+), then decided the location wasn't right and sold quickly at a slightly lower price than we'd have liked in order to secure our dream house......
I'd normally advise going for the detached - especially with the South facing garden etc - but if DIY isn't your thing and you don't fancy months spent living on a building site with dust everywhere, I'd suggest opting for the semi.......unless you can see yourself living in the detached for long enough to make the gain worth the pain

Assuming both in similar area then the detached, more chance to add value and benefit from the current surge in interest from commuters etc moving to Luton when you come to sell.0

If they are both in the same area of Luton then detached without question. But if the detached is not in a great area but the semi is, I'd think twice. I lived in Luton about 20 yrs ago and there are parts where I wouldn't choose to live, but I guess you know the area..0

They are both in almost same area. The detached one as i mentioned earlier needs a bit of work. At least roofing, carpeting, new kitchen, new bathroom and re plastering of walls.
Any idea how much this will cost. I know its very difficult to estimate without actually seeing but any figure will really be appreciated.

I am only inclined towards the detached one because of South facing garden. It has two rooms at the back which get direct sunlight so will be good. The detached one is built around 1920 while semidetached was built in 1947.
