As a small developer, people will expect touches somewhere.

It's not an expensive area so £160k done is my guess for what the completed house is worth. In the area people would be very pleased with a 3k kitchen that's new with chrome appliances and wooden worktop and new white brick tiles.

It's to live in but if it's easy ish then may sell and do another one in better area.

I think there is no substitute for getting quotes.

Ok so as an update myself and my wife were getting quotes c.£100-120k.

I didn't see it viable so sold the land on and made money that way.

A developer bought it and threw up a house in 3 months and put it on market

Apparently he built it for c, £70k. It looks lovely quality.
