I agree, there should be more in place as people lose money so often in the process because of being messed about.0

Had this happen too many times now. First time I was devastated, second time I was upset, third time the estate agent (unaware of previous failures) was attempting to be sympathetic and I told her I was past caring and I felt like someone was taking the P. Now can't buy anything for financial reasons for the foreseeable (would have been fine had one of the previous sales gone through though) so I comfort myself by sticking my fingers up at the houses when I drive past them and hoping someone does this to them one day.
Estate agents are so geared up to prove the buyer CAN buy they forget the seller could be wasting their time too.
You are being remarkably restrained just to stick a finger up at them in passing (which they probably/certainly don't notice). If I had lost my chance (at least for the time being) of house ownership because of that sort of conduct by vendors then I would have sent them a (politely-phrased) letter laying down exactly what effect they had had on my life because of their conduct (eg having to remain living in rented accommodation for the next x years/etc whilst all my friends have got homes of their own by now/various problems with landlord/money wasted by me that I could have spent on x/y hours of my time spent on buying your place was wasted/etc). Generally, just a neat/calm/factual list of the effect they had had on my life and finishing with "I'm sure you will understand, in the circumstances, why I cannot find it in me to forgive you for this".
I don't suppose it would have caused them to come seeking to recompense me for it, but I would feel better for not letting them live in ignorance of the effect of their actions and hoped it made them feel thoroughly guilty/ashamed of themselves.0
