Two Offers At Asking Price

Hi,


I have had two offers on our home at the asking price.


Both interested parties have nothing to sell and have mortgage approvals in principle.


I want to be fair to both so should I:


1) Choose one based on gut feeling
2) Ask for a best and final offer
3) Ask them to bid again including appliances, dining table etc


Obviously I would like as high a price as possible but I also want to be fair to both as they both come across as nice couples.


Any advice appreciated

    have they asked for appliances,dining table to be included .
    What does your agent advise.
    I would go for option 2 or 3

    Other things being equal: Best and final offer.

    Have the estate agent inform them that there have been two equal offers of asking price and that you'd like to have the prospective buyer submit their best and final offer.

    Once you have chosen a buyer based upon the highest offer, please do the honorable thing and stick with that buyer. Don't accept another offer if the other party comes in a few thousand higher!
  • Thank you for your replies. Both have shown an interest in the range cooker which was not listed as part of the sale. Agent has not really advised other than to pick one. If it was me and I was to lose out on a house then I think I would prefer to miss out because I had bid less rather than because the vendor chose someone else

    If it was me selling I would ask the EA to advise them both that there is another offer and to make their best and final offer. Then go with the higher.

    I'd go best and final. They might not want the furniture.

    Best and final offers is the way to go, make sure both parties are aware that full asking was offered by each other, and throw the range cooker into the bargain so they both feel they're getting something extra for a higher offer :beer:

    The higher offer gets them the house. That's something.
