102 mm hole cutter

I need to cut a 102 mm hole in the soffit of my house for a bathroom extractor fan.
I thought I could drill lots of little holes from my loft but I cannot get close enough from inside the loft so I will have to do it from outside up a ladder
I only have a battery drill so will I be able to use that to drill the hole and what would be the best, and preferably the cheapest hole cutter to get, either from Wickes, Homebase or B&Q.
Also I can only get the ladder for tomorrow so cannot buy a hole cutter online.
Or I suppose I could lean out the window and drill lots of small holes in a circle except it is an up and over window so would be awkward

Hi
If you have a Wilko close by see link below {3rd item top line}it is about the cheapest you will get other than a high speed drill bit then use a jig saw if you have one to join the drilled holes. Good luck.
