How much longer??? Im going mad!

Right, 3 weeks ago i put an offer on a house that was accepted.

Solicitors on both sides are in contact with the estate agent and ive been told they are currently doing the relevent searches, then the contract will be drawn up.

Im paying in cash which is meant to make it all alot simpler and quicker than getting a mortgage.

Now i know im being impatient because it has only been 3 weeks but how much longer do you think it will be until moving in day???

Neither i or the vendor are involved in a chain.

Im just so excited its my first home!!!

    As soon as the searches are back providing they are satisfactory you should be able to sign Contract and sort out a completion date.

    Know how you feel, we're in basically the same situation. The offer was accepted 3 weeks ago and I called our solicitor 2 days ago expecting the searches to have been applied for etc and maybe some of them to have come back but she said that she couldn't do anything until she received the contract papers from the vendors solicitor.
    I called the estate agent and asked them to follow this up which they said they would but then turned it around to say that it was all waiting on us. I'm a bit baffled by that because as far as I can tell we've done everything we're supposed to on our side (unless my solicitor was lying). The only thing we are waiting for that could possibly delay anything is our formal mortgage offer, but that shouldn't be holding anything else up at this stage! They approved is in principal at the start and the survey was done within days of the offer.

    Both ourselves and the vendor are keen to proceed quickly so we were expecting it all to go through within about 6 weeks!
    I'm not too worried but it's difficult not knowing when things are going to happen as we want to arrange for work to be done on the house and also need to give 2 months notice on our current rented home.

    Aaaaaaahhhhhhhhhhh lol its so frustrating insnt it!

    So we reckon about 6 weeks then.

    Dont know why i want it to happen so quickly , i havnt got any money and dont have a single thing to put in the house!

    Ive got a double airbed actually that i got in Asda last year for about £8! and a toilet roll holder!

    How im gonna get a sofa etc i just dont know! lol

    I reckon ours is going to take longer than 6 weeks now, don't know why it should though, when I bought my first house it only took 4 weeks (but that was from a large developer).

    Hope you get yours soon!

    Your solicitor may work the old fashioned way and wait for a Contract arriviving on his desk b4 doing searches (they needed a plan).

    The modern way is to do them on line and all your solicitor needs in the post code of the property being purchased - they are returned within a matter of a week or so.

    Oh except my mum and dad are my potential mortgage providers (i will be paying them back plus fixed 5% interest over 25 yrs BARGAIN!)
    So its saving them money really, and they will be getting a good interest off me compared to their 3.5% on the account its in now.

    Have to agree. I can't get enough of the house we're buying. We've been over many times for various reasons and each time I don't want to leave ! :) Managed to get over twice this week ( I believe they're getting a little sick of us.)

    Now I'm running out of excuses to visit !

    I've been a cash buyer twice in recent years and a seller once and all three times the vendors/buyers have had no chain and all three transactions still took MORE THAN two months,in two different places :mad:

    So don't hold your breath.

    I blame the solicitors.
    Trying to keep it simple...;)

    You should have a serious and frank discussion with your solicitor as to whether the searches are worthwhile. If this is an established house in an established residential road, the searches are unlikely to show up anything. You might want to have a word with the planning dept to see if there are any planning apps in the pipeline or granted some time ago for the neighbouring houses. Apart from that, or if you are in a coal mining district, the money spent on searches is a waste of time.

    When they want to, the solicitors can do a same day exchange of contracts in a case like this. Completion could be a few days later.
    No reliance should be placed on the above! Absolutely none, do you hear?
