Unlikely to be any such wording in an English contract.
Up to buyer to satisfy himself as to the state and condition of property and the services etc within it. If the seller or his solicitor wrote that the boiler would be working at completion (unlikely) then there would be a misrepresentation that might entitle the buyer to damages - but it would be a costly and time consuming exercise to get the losses back.RICHARD WEBSTER

Having had to replace the boiler in every one of the six flats and houses I've bought in the last 15 years - usually immediately or within the first couple of months, I'm kind of resigned to the fact that the design life of so-called ecological modern boilers seems only to be 7-10 years, rather than the 20+ years we used to get from the old floor mounted cast-iron monsters. Rather than chucking several hundred quid at a repair, I now tend to just grit my teeth and renew- anything from the £1,300 I paid a couple of months ago for a little Combi, to the £3k last year fro a bigger boiler with a pressurised cylinder. In fact, I now base my offer price on the inevitability of a new 'un being required0

A gas safety certificate is no more than an audit of the condition of the gas appliances at the time of inspection. It is not a guarantee of condition of any kind.
BUT....it must be accurate and honest. If there was no gas the certificate must say "Unable to test appliances due to no gas"...it happens. If there is a suspicion on your part that the certificate misrepresented the actual condition, then the person who did it could well be liable. If he has written 15 mb for the burner pressure when he was in fact unable to test it or the boiler did not work, he has been telling porkies just to supply a certificate. Some do it and its not on in my book.
If you have suspicions that the certificate is significantly inaccurate in its summary of the gas appliances then I would suggest you have a chat with Gas Safe. I don't like dobbing people in, but I don't like gas operatives who don't make an effort to achieve a reasonable standard either.
They may or may not act, but if you are suspicious they ought to have the chance to address the matter.0 -
