Tenant from Hell= penniless and destroyed house

    Auctions may be our next destination, and one we need to research moreinto for sure.
    the arrears racked up as the eviction process was incrediby slow, we tried our best to support the tenant and gave way to many chances. Also then got messed around by the solicitors who were acting for us (i think there was more acting involved than legal practice). social services and support services were also involved which lengthened the process. the police were informed for some of the damage however, the blame was "inconclusive" although inside the property the tenant denied it saying it was her partner who didn't live there.
    Big learning curves have been had that is for sure.

    That's not a scam though, that's the law, and should be pretty basic knowledge for any landlord.

    Did you report the criminal damage to the Police, in writing, and get a crime reference number?? Whilst you may suspect who did it, Plod are quite capable of recording crime committed by unknown persons...

    It does seem, from your description, as though everyone else has been at fault here: Is that your view??

    by all means no, we definitely should have done more and been more involved and proactive in protecting this asset, and I'm not meaning it to come across that nothing is our fault. It feels very depressing in the situation we are in and it most certainly was not intended, I think it hurst more that we tried to help this tenant with so much and have ended up creak without a paddle or a boat! But this is all part of learning I guess.
    We are in this situation whether we like it or not, and the reason i posted on here was to seek advice as we are at the point now where we are hitting our heads on a wall and cannot see above, beyond or through it! Even stating the obvious back to us is helpful as it makes us think about it again, like the damage and insurance etc.

    One [STRIKE]scam that evil[/STRIKE] legal right that tenants do enforce is try to demand three times their former rent, IF the landlord did not protect their deposit with a recognised agency such as mydeposits within 30 days of getting it. I had to return one tenants full deposit because although I had protected it both times, on the first time, I had not given her a copy of the protection certificate which they email you. (So you didnt follow the rules) I'm just letting you know this so you are forewarned...if you ever rent out again you must protect the deposit and give these [STRIKE]awful[/STRIKE] tenants the paperwork up front. You can also give them a set six month AST to avoid a long contract and assure them that it will lapse onto periodic, so if they are appalling, it's faster to get them out. ...

    Just some corrections there for you

    - You sound like a lovely landlord....
