Could he have been trying to prevent the other lodger from using his stuff due to the other lodger not contributing to the household?

  • Yes that could be the reason. I still don't think it's acceptable that he's not asked me first though

So no drugs/money/guns/weapons of mass distruction?
  • Not as far as I can see! I haven't rooted through all his pots and pans
  • From my house sharing days, I wouldn't be surprised if this was just about 'protecting' his pots and pans.

    Almost certainly.

But still unacceptable. He should have askd if it was OK before getting out the drill.

    * a discussion is in order (just to rule out the other lodger if possible)
    * if no apology (& compensation?) is forthcoming - evict
    * if he gives a reasonable explanation and/or shows remorse, and understanding that a similar repetition is not on, then let bygones be bygones

unless you want him out anyway, since:
I find him quite abrupt and unsociable

What notice period is stipulated in the lodger agreement?

Thanks, that's a good post. I'm still weighing up the 2 options. Will probably get rid of him tbh but since he's away anyway, I'm giving myself time to think it over.

Notice is a month, which is a bit of a pain if you want someone out. This was also the case with the lodger I recently got rid of - I told myself after that experience that I'd put any new lodgers on agreements with only a week's notice - however, I didn't make any alterations to the agreement of my current lodger, hence why he's still on a month.

Just to clarify, if you wanted to change the agreement, your lodger would have to agree. So unless he's looking to move out he wouldnt do so anyway.

    Good luck
