With single glazed windows I don't think you'll ever be able to avoid condensation when it's really cold (sub-zero), even with very low humidity. I'd try the secondary double glazing as suggested.

I actually don't have a window in the bathroom.. It's so annoying. The condensation is so bad. I wipe the windows down and literally 2 hours later they are dripping. The single glazing in the living room is terrible as it's so old. Only two large windows open. The rest are sealed as I guess that was the style back many years ago. None of the top windows open :(

You definitely need a working extractor fan in the bathroom.

How can you get replacement windows fitted? Do all residents share ownership of a management company which takes care of the building fabric?

Guys I have a sort of loft above my bathroom and looked inside today and saw the extractor is not actually connected to the light.. It's more like sitting in the lift waiting to extract when the steam rises through the spot light. I put the extractor closer but I assume this is not normal?

No, this is not normal. There should be a vent somewhere in the bathroom which needs to be connected by some form of duct to a fan and then outside through a wall or the roof. The whole length should be sealed so that the extraction works efficiently and the water vapour is transported outside the building.

The reason they tried to put it in with the ceiling light is because the standard set up is based on the bathroom light switch. You switch the light, and the fan starts whirring, but when you switch the light off, the fan carries on a count down timer.

It's easy to drill a hole in the ceiling if you have access from both sides. I have a selection of hole making drill bits. It's the outside vent that is tricky. So basically somebody bought a kit from B&Q and chickened out when it came to the difficult bit.

I have put in three Icon fans

which is great because the iris is a draught excluder, which only opens when in use.

If you can find a plumber who has a 4 inch core drill bit for drilling through walls, it's actually really good for easy access for future maintenance.

    Thanks pincher.

The extractor I think is going to the outside of the flat.. It's going up out of the loft through to outside.. It's just the end that in the loft that is loose.. What do u think
