In general, if your developer is one of the big name builders you will find that the Site Manager will not really be interested in your variation - regardless of what they may say to you. You may have to come to an unofficial, probably cash, arrangement but this is risky for all parties.

You may find that your requirement is an approved extra sold at a heathy profit margin. But the work will be sub contracted down the chain and will probably not be done correctly. Basically, the big name builders want to build standardised units using the cheapest labour and materials. If anything is put forward to disrupt this business model they fail.

Getting in your own contractor can only be done with the approval of the developer. This is unlikely to be granted. but if it is then it will be subject to insurance, health and safety, damage and delay clauses etc. This opens up a whole raft of issues which is why the large developers are unlikely to allow you to do this.

so on the basis of this then is it better to get basic extra done by the builder and then get my own contractor in post completion to do whatever else is needed?
