We're in the process of buying through the Thatcham branch ( exchanged Friday)

The agent we dealt with was pretty good, I found their ways slightly annoying, not listing properties as sstc or under offer until chain is complete etc especially when looking for a property calling up only to be told they'd already accepted an offer.

    Congratulations!

Yeah they annoyed me with that too. Not too happy the place my offer has been accepted on is still up on rightmove either but I guess that's their way.

Has your solicitor updated theirs that you've found somewhere and are ready to proceed? There seem to be varying timescales on your post, with little contact in the past few weeks since you have found. Was last contact with the buyer 20th Nov? This was before you found?

It would be normal not to spend money on surveys and searches until the chain is complete, so they are probably still waiting on you. Once your solicitor tells them your new position they will begin in earnest

    Thanks.

I had this with them, they assured me there would be no further viewings etc, but leaves you more open to being gazzumped IMO.

True to their word as soon as chain was complete it went SSTC ( although took a couple of weeks for sold sign to go up)

Are you with Thatcham or Newbury branch? We got passed onto a guy at their head office in Bracknell called Rob once chain was complete, he again tried pushing their convayancing team saying the sale will complete quicker if we did..... hmmmm

As mentioned in my original post, my solicitor is contacting theirs for an update. A more radical idea would be for you to read the original post properly!

How's it going Loopy? I take it you haven't heard anything yet? Probably be at least another week as the sols seem to be quite generous with their holidays. I hope the new year brings good news.

Thanks Rosie, I will keep you posted. Think they are back tomorrow although they will be waiting to hear from the other solicitor. Not sure if solicitors communicate with each other via email or snail mail so who knows how long until I know but I will keep badgering them.

My EA just keeps telling me I don't need to worry although doesn't seem to be able to give me any information to give me any faith that they are progressing and not pulling out.

Will repost as soon as I hear something. Have a happy new year!

So I have had a bit of news on my buyers.

Apparently they are still proceeding and the issue is with their mortgage application. The husband owns his own business and the lender didn't accept his evidence of income so he has needed to request the official documents from the Inland Revenue. I am told this is nothing to worry about and that once these documents are received it will all be ok.

So I can only keep my fingers crossed that things will be ok, at least my buyers haven't pulled out. Keen to get this stress over with!

Ok so here is a further update and I am not sure whether to sit tight or not...

Buyers now have relevant documents from Inland Revenue, which has been forwarded by the broker and they are currently awaiting the mortgage decision and if accepted, the survey will then be completed.

Then, the interesting bit is I have two sides of a story I am being told.

From my solicitor-They say our buyers solicitors state they have been advised by the buyers not to proceed with any conveyancing/searches until the mortgage offer is in after survey.

From the buyers-They say the solicitors who are no sale/no fee, have told them they won't start the conveyancing work until they have their mortgage offer through as part of their policy on the no sale/no fee. They state they have paid for their searches and are waiting for their solicitor to start once the mortgage offer is in.

Either way, it looks like everything is hanging on whether they get a mortgage offer or not. The house we are buying is chain free and the vendor is putting immense pressure on us to complete quickly, as in late January. But we can't do anything as it all relies on our buyers and it wouldn't surprise me if he asks the EA to start showing people the property again on the sly.

    Hi,

Its a horrible situation you are in but unfortunately there is nothing you can do to speed it up as its out of your hands. I presume they still need to get a mortgage valuation completed on your property?
