Do people like the 'Location, Location, Location' people exist? People who can take a brief from you and go and do all the legwork to find you your perfect home?

Yes, I'm sure I read an article in one of the Sunday papers about one not long ago. They were definitely in London but I'm sure they have equivalents elsewhere. Certain ones are more aimed at top end of the market but these in the paper were definitely aiming for the general public, either those who were maybe to busy to get round all the agents or just those coming from another area who say wanted to look round places all in one day so the arranger did the work and set it all up

in fact this company might have some familiar faces!

Of use to professionals with cash to burn and who don't have the time to look for themselves (usually because they are out of the country).

But they do charge a lot. I think you'd be looking at thousands rather than hundreds.

Plus, it's now a buyer's market, so if you're an Average Joe, then there'll be plenty of stock to choose from at the moment.

The best advice is always to use an established agent who knows the area very well and who regularly sells the types of property you're looking to buy.

ask for ronan (director) and he would be happy to discuss it. why do people use them? information is everything and they will have access to properties not yet on the market or soon to be plus they are supposed to be experts at negotiation. they have a good track records.

    just say richard sent you.

As I say, useful in a sellers' market, but right now, why bother?

Walk into any EA's office and they'll literally be begging you to buy something, anything!!

people dont always do the most "logical" action for 1 reason or another.

some people dont want to just buy something or anything, but usually have specific requirements.

there seem to be a number of property finders in the UK so there must be a demand.

We saw about 30 properties before deciding on our current house. I spent hours and hours on websites and talking to estate agents each week, if I had not had the time I would have considered such a service. (Though probably have run a mile once I realised the cost!)

EA's just fire every new property at you without any idea of what it is you want, it's hardly personal service !

yes, we do help all sorts of people, too busy to search themselves, Relocations, special requirements like close to schools or parks etc, New homes developer lists etc and YES you are right, all can be easily done if time is on your side but to streamline whats on offer, and sometimes to just be in the know/ right house not yet on the market/ to have someone bid on your behalf( some people don't like doing this themselves) then they are worth there weight in gold.
Most have researchers working in each area with their area knowledge of prices to assist them but again most of this information takes time but can be gleaned by the normal methods.

Aah, bless you for your pity.

But it's EAs who are needing it at the moment.

Whenever I walk past one of their offices, suddenly all eyes are on me, willing me to walk in. But i'm a cruel man. I just walk on by...
