  • Just an update..I have reported the estate agent to trading standard and starting to follow there complaint procedure. I have been in contact them and as it is currently being investigated further they seem to be admitting to false misrepentation.

Also they readvertised the house a 2 bedroom and under the dorms description they took out "ideal for master bedroom" and put
    "Dorma Room
12' 0" x 10' 0" (in to eves) (3.66m x 3.05m (in to eves)) From a fixed stair case this superb double room extends in to eaves has power and lighting and roof top views. Velux window.

Please note: We believe the dorma has come with no planning permission directly potential buyers to take legal advice."

There was also no cash buyer in which they kept telling me there was pressuring me into exchanging. Very bad practise and caught red handed.

If anyone is interested I have managed to get all the money I lost from search's, solicitors and mortgage application fees etc. The estate agents insist that im not entitled to compensation for my time and suffering etc and that we can take the complaint procedure further but I decided to settle with all my money back.

Thanks for the update. They gave you the money back because they thought they'd likely lose!

I'm glad you got your money back. Good result and I suppose you just have to live with the time and stress bit.

  • the estate agent agect and misdescription act 2001 is appropriate here, if they have advertised it as a 3 bed, when it is in fact a two bed isnt right.

find out who they are registered under (i.e TPO - the property ombudsman etc) and complain.....

    Get up to date, Nick.

The Property Misdescriptions Act 1991 (I think that's the one you mean) has been repealed, and the appropriate legislation is now the Consumer Protection Regulations.

If you're going to come here spamming your business, at least get your facts right.

Don't advise someone to go to TPO until they've been all the way through the EA's complaints procedure, for unless they have, the Ombudsman won't consider their complaint.
