Flood warning - Very Low/Negligble - House insurance...

Just got our enviro searches back and everything passes fine bar this note on the assessment on flood risk....

"A very low risk of tidal/fluvial flooding and negligible risk of surface water flooding have been identified 25m from the centre of property"

A bit further on in the Flood Recommendations section it basically states that no further recommendations or guidance are required.

It has been assessed by JBA as having a green rating with regards insurability. Does this mean I don't need any special insurance etc or need to specify anything flood related on house/content insurance?

    Surely when you are filling in all of the insurance forms it just asks if the house has ever been flooded. I've never seen one that asks if a survey has said there could be risk. I'd make damn sure that whichever policy I took had very good flood cover though and make sure that I had read all of the small print.

    Assuming that "very low" and "negligible" have their usual definitions, I would guess that any property anywhere near the coast or a large river has at least a very low risk of tidal/fluvial flooding - and that any property anywhere has at least a negligible risk of surface water flooding. So I don't see anything to worry about.
  • The house hasnt ever been flooded before and ive done some quotes and none ask about risk of flooding just if it has flooded before so I'm thinking it will probably be fine.
  • When I came to take out insurance for the first time on current house recently and duly did a price comparison as to which insurance company to use (result of which came down to "my then insurance company was as good a bet as any = so stick with them") I recall having to say whether my present property was "within 200 meters of a watercourse" or within "400 meters of a watercourse". I duly ticked that I am between 200 and 400 meters of the nearest watercourse and found that that meant there were a noticeable number of insurance companies that wouldn't give me insurance cover!!

    Fortunately, my existing company isn't one of them and I still had a good choice of companies I could use. Hopefully insurance companies aren't going to start getting even fussier, as I'd have visions of having to prove to them why my property isn't at risk of flooding and that would be hassle to deal with.
