    Moving from the Lake District to go live in Stratford? Gah, that's not a move I'd personally make. But that's just me.

    Generally, underavalued areas (ie cheaper than the London average) are that way inclined because they've got poorer transport links, or are grotty.

    But that said, there are nice roads and areas in even the grottiest of places.

    SE London - Crystal Palace, Sydenham etc - will see your money stretch much further than all other areas besides pockets of East London (such as Stratford).

    If money is no object, I'd plump for Hampstead and Highgate or Richmond. But that, for me, is a distant dream... :o


    And, as others have pointed out, if council tax is an issue, then look at Wandsworth (putney etc) and the City of Westminster. They're cheapest.

    Well, nor me, but then there are plenty of other cheaper and more beautiful places / countries in the world to live, but not necessarily the jobs to go with it. Depends on the OP's budget and, has been mentioned, where they will be working. Oh, and there are some OK streets in Stratford for the money and the close proximity to town, which make up for the lack of trendy local bars in the meantime. Horses for courses.

    Finsbury Park's not bad, 2-bed flat is £1000pcm and according to the land registry the place I rent sold for £200,000 last summer. No garden though.

    Islington council tax is lower than Haringey (I don't know about Hackney) so it's definitely worth checking which borough you fall under as they all meet round here.
