We have recently seen a new mortgage advisor (at the estate agents) after previously being messed around and getting fed up of our independent broker giving us different and incorrect figures of amounts we could borrow. I'm just after a second opinion.
Our situation is this my partner is self employed, I currently stay at home with our 2 preschool children and we are in receipt of tax credits and child benefit. In my student days had a habit of defaults and a ccj for around 500 in Dec 2008 settled by July 2009 at the latest, no late payments or defaults since the ccj. I have credit cards which pay off monthly.
Our original broker got us an offer with the halifax which ran out in September in my partners name only which included the tax credits (which are joint). The broker has contacted them this week when we sold our house again and they said the offer is still on the system so find a new property and the process will continue. I asked the broker to check about the tax credits she said they don't take them in joint names now on a sole application but to cross our fingers that they won't ask for any proof of income as my partner has no new accounts.
We were not happy and our estate agent who is an old friend suggested their broker. My partner popped into see her last night and got an agreement in principle in both our names. I'm not sure my partner told her about my previous ccj but as it was just 6 years ago but the proper application won't be until January now hoping it won't be an issue. I intend to get a copy of my credit reports before we go back to our next appointment, who should I get them from and can you get them without signing up to monthly things?
This new aip suits us much better but I'm so confused as to why our original broker didn't do it like this and if my past history will stop a full application going through? The new aip is with natwest, who we bank with, what are the chances they don't approve an application?

    It is difficult for us to second guess what either broker is doing based on 40 lines of background.


    With regard to the credit files - you can obtain your statutory report for £2 from either of the main suppliers without signing up for anything.

    I've ordered the experian the equifax has let me see it online. It's showing my ccj as Jul 2009. I'll have to dig my paperwork out to check the date I was sure it was December but if it is July will this affect an application as it will still be showing for another 6 months?

    And really I don't suppose it matters why either broker suggested what but from what I've said does it look like there maybe issues with a natwest mortgage being approved even though we've already got an aip from them? Does the aip check for things such as ccj?
