Is no sale, no fee essential for conveyancing?

    A company called "bespoke finance" offer Purchase Protection insurance:
    For a flat fee of £79.50 you receive for up to 6 months up to £1,500 of cover:
    • £750 towards conveyance fees
    • £500 towards survey/valuation fees
    • £250 towards mortgage/lenders fees
    The conditions when it pays out are quite specific, ie seller withdraws, gazumped, major works required by lender. You also have to take out the insurance within a specific time frame
    I don't know if they are a reputable company or whether they pay out on time etc, just adding this information for reference.

    I suspect that this is the same insurance offered by many brokers or solicitors, the underwriter is probably the same.

    That will probably be useful info for some people. In our case it would have been wasted money as we have been trying to sell and buy for seven months now. Frustrating.
    Oh, got a very abrupt email from the EA asking if I had really changed sol again. Even though I said very clearly that wd hax paid fees are are committed to using this one. TBH I don't even want to check my inbox again. I know they will be slagging us off anx I would be lying if I said it didn't bother me one bit.

  • Find a good conveyancer and stick with them; develop the client/conveyancer relationship and they will do by you as you do by them.

    I recently pulled out of a deal and my abortive costs were less than the £85 "insurance" option. My conveyancer knows I will return with business.

    We have a 'mi casa es su casa' relationship which benefits us both :).

    Oh. I meant to say Lord Baltimore that we would definitely use the EA recommended firm again without hesitation. Just on principle I am not using them now. But going to them independently in the future? No question.

    Hi Rosie,

    No problem, its hard isnt it. I have had good solicitors and bad, both locally and online but from doing a lot of reading these seemed pretty good. My purchase at the moment is a probate, BTL and I have had the mortgage offer through, so far they have been spot on, responsive to any questions and I have no complaints. I know its hard but try and relax, what will be will be and its XMAS!!! :j

    I was going to say I'd heard of an insurance scheme, but stator has beaten me to it. I considered this when we moved but i decided not to bother

    It was quite hard to find online independent reviews, but the ones I did find for this firm seemed spot on. Their contract and T&Cs clear and easy to read. Seemed very efficient when I spoke to them a few times already. And fast email response. Now all we need is a house to buy!

    I bought the policy, everything seems legit. But in the current circumstances I won't be able to claim because the situation doesn't fit one of their circumstances and it's essentially my decision to pull out or not.
