Removal of Entrie Chimney Stack/Breast 3 bed semi not supporting wall / party wall

Hello,
I am all googled out and want to check with people whether I need building regs for removing an entire chimney stack from ground / first floor / loft and the bit on the roof. The property is a 3 bed semi and currently chimney is for a very old 40 year old boiler however I am getting rid of this and putting in place a combi and make more space in the kitchen. I have a builder ready to remove the chimney but just want to check if building regs is required even though the chimney is not supporting anything after its removal.

Just to add to your confusion, I would say that it does not need Building Regulations approval.
If the entire length of the chimney breast and chimney stack are being removed and there is nothing left to support and the chimney breast did not provide support to any other parts of the building I cannot see why it would need an application.0 -
A quick google search reveals guidelines from various councils suggesting that it will require building regulation application.
Of course you could do it without the application but in might come back to bite you in the posterior when you come to sell the house.
I'd recommend a quick call to your local council before you go any further.0 -
Chimney removed over the weekend. As it was the entire chimney and wasnt shared as well didnt support any part of the house as was only for heating (old boiler)... didn't need building regs. Phew!0

Yes - I checked with two roofers and both confirmed it was only 2 brick wide and didn't connect to structure of the building0

We had three builders quote for our chimney removal and all said building regs not required. The Inspector was also visiting to sign off a lintel installed and looked at the chimney removal and never mentioned a thing.0
