How much to renovate 3 bed terrace?

    I would have said around about £20k with another £5k contingency.

    Boiler/heating - depends on size of house, combi or system, quality of existing pipe work, do you need new rads etc? Anywhere from £1.5k - £5k.

    Wiring - £3-6k ballpark.

    Plastering - no idea up north. Maybe allow £300 for a small room, £500 for a medium? Maybe £3k or so for whole house including ceilings? Maybe an underestimate.

    New kitchen - could be anything. Maybe £5k for a basic kitchen fitted but depends on size.

    Flooring - no idea about sanding floorboards. Carpet or laminate? Too many variables. Laminate starts from about £5/sqm for cheap stuff up to £25 for good stuff. Engineered wood from £20-60. Carpet can be as cheap as £5 with fitting. How big is the house, maybe 60-70 sqm assuming small 3 bed terrace? I guess I would budget £3-5k depending on material and fitting price.

    That's all very rough anyway. As somebody else said, you could pay a lot more. Good quality engineered or solid wood flooring everywhere, top of the range kitchen with granite worktops etc. it all adds up.

    Don't forget to budget for decorating too. You can obviously save money by doing it yourself, but think about material costs. Are you going to be slapping on dukux trade Matt or farrow and ball at £65 per 5l tin?
