    I do live in England.

    My issue with the management company is the property I live in is on the grounds of a hospital. I am in the process of trying to work out who is actually the landowner....do you (or anyone) happen to know where I can find this information without having to pay the land registry to send me details? So although we do have a management company I am not sure if they have assigned these muppets or indeed if it would be the landowner (ie. I think the hospital)??

    I will be phoning the management company in the morning to try and clarify if they instruct UKPC or indeed it is the hospital as I suspect.

    Apologies for my complete lack of knowledge and understanding!! And am very grateful to all those who have taken the time to advise!

  • I was obviously looking at the wrong thing it wanted me to pay 20something! Anyway I have now done the land registry search but in my ignorance am I looking for the freehold owner or leasehold owners interest?! They are the 2 options I have been given when I put in the relevant address?

    OP you have been trying to contact me by PM. I keep my private messaging box full deliberately as I am not available to give private advice. In any case, you have had a good responses from a number of regulars who know their stuff, and I don't believe there is anything I can usefully add.

    I agree with the others, with a lot of outstanding PCNs you are a prime target for a court claim, so the best thing you can do is follow the advice that has already been given to you, and read the LBCCC thread carefully so that you know what to do if/when you get a letter before claim.

    I am in the process of completing my letter to UKPC and managing agents.

    The letter of complaint/before claim that I was directed to originally written by Coupon-Mad is written as from the leasehold owner. In this case my name is not the one actually on the flats documents although I live at the property - should this letter be coming from her (ie. My mum)? Or shall I adapt as appropriate to send it from myself?

    I would indeed send it from the leasehold owner because she has properietary rights as owner that you don't have.

    I would not bother. Concentrate on the complaint/letter before claim to all parties.

    Hang on, if the tickets were given out to your car whilst it was parked on double yellow lines then the leaseholder issue could be irrelevant. Of course the yellow lines mean absolutely nothing legally on private land, but they do indicate that you were parked in a communal roadway of the car park, and not in a space held leasehold. You will probably find that whilst the spaces are held leasehold, probably with easement, the roadways/communal areas of the car park will be owned by the management company.
