    Just keep on at them. We had a small leak yesterday caused by a nut not being tight enough, they had a plumber round within the hour and booked in for ceiling sorted on 2nd January when they are back. If they know you won't let things drop they will get things done

    You can employ a professional snagger to go round and write a comprehensive list.

    The idea of a newbuild is that everything should be new and RIGHT!

    Here is an online snagging list for you:

    Just write a list of everything that needs doing, them give a copy to the builder, asking them to tick off and show you everything that has been done.

    Don't stress about it, just keep bugging them until the list is complete.

    I would get a professional company in to do the snagging as advised, failing that you need to get everything down in writing and communicate it in writing.

    You didn't say but has the NHBC signed off on the house yet, if not how about contacting them as some of the faults sound quite serious.

    Hi All, happy new year!

    I have got a snagging list with 30+ snags.. some serious and some minor..

    Ill get the list printed/e-mailed over to them and see what they come back with.

    In the last week alone, the incorrect work surface that they fitted has moved due to no support being put in one of the corners so the granite has cracked and the surface is no longer level. on further inspection none of the carcuses for the cupboards are level and it looks like the work surface fitting was bodged in the last minute rush for them to complete..

    We saw a wet patch on the ceiling in the master bedroom and after entering the attic, the attic was dripping with condensation.. it seems they have blocked the air vents in the eaves of the roof resulting in no ventilation and water dripping onto/saturating the insulation and going through to the ceiling..

    Oh and the dishwasher (brand new and not used) keeps filling up with water.. im guessing this is faulty or plumbed in poorly..

    The 5th of Jan should be an interesting day.. I've booked a few days off to sit down with the site manager if I can grab him. It does make me wonder on the quality of the building work done that I cant see..

    Nightmare, hope it works out for you.

    Complain complain and complain again with everything in writing.

    Keep track of any costs you incur.

    Maybe provide the snaglist in table format with headings or them to complete 'proposed solution' and 'completion date' sit on the site manager while he fills it in and then hold them to it.

    Ask how they will compensate you for each failed date - doubt you'll get cash but think of what upgrades / freebees you would like as compensation; eg upgraded fittings, appliances, carpets, landscaped garden etc.

    Totally criminal that anyone should have to put up with this sort of c**p when buying a new home. Does make you worry about what you c ant see - perhaps they should pay for a complete independent survey.

    I know a few lads that have worked on new build estates and the stories I've heard put me off ever buying new - itsvgenerally nothing do with the quality of the labour it's the fact they are pushed into rushing and corner cutting. New builds are all about cash flow fir the developers.

    I'm afraid this is 'normal' for new builds. We have been in this new build 14 years and dread having any work done as we always find something that the builders haven't done correctly! Our builders forgot to wire in the dishwasher, that took then six weeks to discover why it didn't work! And the door was missing as they forgot to order the door with the rest of the kitchen! Also no electrics to the detached garage, garage build in the wrong place, driveway level with damp proof course, no soil pipe to main sewer from bathroom etc. after 2 years every house on the development had to have all the ridge tiles replaced as the builders used the wrong mortar. In som cases, our home included the ridge tiles had no mortar! And once that was done they has to return to check all the boiler flues as they has been damaged while the roofs being repaired! The list is endless!
  • Well today is the first day they are back on site.. I put an email together last night with a table of all the snags and updates that I had had.. I e-mailed it to the site manager.. who says he doesn't have a computer.. (why give me your e-mail address then?)

    I also copied in the head of customer service and the southeast contact center.. the response I got was comforting but watching the work being done to the kitchen is still shocking. Still un level and water drains away from the sink drainage board built into the work surface. Funnily enough the site manager is nowhere to be seen again and the work surface company have now left the property.. :( guess they will be coming back to re-fit it again.

    More time needed off work to get things done.
