TA expires 24/02/2015.
Let's say my LA won't give me a notice and let's say i won't give a notice. What happens when TA expires?
If it was at end of FT, and you do not leave , as you could without giving any notice, it becomes an SPT. If your LL gives you notice, 2 months clear, you might leave? Bingo for all concerned. Or, you might not in which case, SPT and problems.

I don't have anything to do with LL. I have TA with my LA. If i have TA with LL, where is LA part in all of this? Just collect rent, keep % off it and that's it? So why then LL need to pay 10-15%? Just for fun? Where LL is when something brakes down? where LL when selling house? Why LL doesn't contact me to arrange viewings? why LA contacts me? I have TA with my LA, LA has something else with LL, end of story. One more thing, it doesn't matter what's in TA written, there is laws on which TA should be based, that's it.
your contract is with your landlord. As explained. The LL employs an agent to do certain things for him (eg collect rent)
Do you have at least small clue what is:

Have you followedmy previous advice and checked what you originally sgned? If you consented to the LL sharing your data with his agents and contractors, then he can do so.

Further:
The estate agent who 'trespassed' was employed by your LL, who gave him permission to enter. Your dispute is with your LL. And I gave you advice on how to deal with that.
If you prefer to ignore that advice (and other posters') then by all means carry on digging a hole for yourself and getting more stressed/

Nothing original here because its already been said but 34 posts in OP has not confirmed
a. lock barrel changed (which will stop unauthorised visits whoever they are from). BTW keep the old lock so you can replace when you eventually go.
b. Deposit schemes all checked so you know for sure whether your deposit is protected.
c. You understand who your contract is with.
If the landlord is seeking to sell then if he has not protected your deposit he is going to have a rough time getting you out to complete the sale and any buyer will be bonkers to purchase with not only a sitting tenant but an unhappy one.0 -

I'll just say that it's difficult to sell properties that have tenants. Even more so, if the tenant is awkward about access.
And even if access is contractual, the tenant can still leave the property less than tidy during viewings.
Quite off putting is dirty under garments on the floor and do forth. Even if it's just to be awkward.
Hence why reasonableness is paramount on all sides0 -
Personally, what I'd do is
(a) read the contract very closely, especially right of access of landlord and agents
(b) change locks
(c) tell the LL/estate agent that under no circumstances will you permit visits before 06/01/2015 due to the reasons you've mentioned
(d) come to a reasonable agreement on how surveyors visits etc will be arranged after this time (assuming reasonable access was granted in the contract for these purposes).
(e) ask for half rent for Jan/Feb (they've already offered a reduction) as compensation and a goodwill gesture for your assistance with the selling process
(f) let them know that you're eager to assist the LL with the sale process, and will be actively seeking new accommodation so that the LL is in a position to offer vacant possession.
