Statutory Rolling Period Tenancy

Hi,

We're on a statutory rolling period tenancy on a month to month basis, with the month ending on 27th. We're buying a house at the moment but don't want to give notice until the contract is signed. But slightly confused over how long a notice period is. It says one month in our tenancy agreement, but does this mean if we give notice on 27th December we can be out on 27th Jan however if we give notice 28th December we'd have to wait until 27th Feb??

    If your statutory tenancy periods run from 28th to 27th of each month, your tenancy will end on 27th. You must give notice on or before the 27th of the month before.

    Notice should expire on 27th, so best advice is to be sure notice is given no later than 27th of previous month, a bit earlier would be better.

    In the vast majority of cases you can only end your tenancy at the end of a single rental period, so on a monthly contract that would mean giving notice the day before your last rental period starts
