Renovating Leaky Windows & Doors

  • Again: you need to find out from building control what is permitted. If the windows are too far gone, they will allow replacement. They will dictate their policy to you.

Windows and doors *are* covered in the Green Deal, the issue is whether 2G or 3G is permitted by BC.

If not, secondary glazing is also covered by the GD.
  • I guess what the others are trying to say is YOU either need to have a go at plugging the drafts and/or look into purchasing new windows.

Sadly it looks as though there are no grants available. Best shop around and het more than a couple of quotes.

The main restrictions imposed in conservations areas are: can't demolish without permission, no material changes to the appearance of the elevation facing the street (dormer windows, satellite dishes, solar PV, extensions, etc.). You are free to do all the routine home maintenance jobs like painting and decorating, even replacing windows.

It's best to check with your local authority's conservation officer (not building control) about restrictions on fenestration for your property. Some insist on like for like replacement of sash windows, others are more relaxed and only require the same style – e.g. multi-paned Georgian).

You'll be liable for the cost of replacement windows though, the same as owners of homes outside conservation areas. Insulation is an exception because government has chosen to provide an incentive for homeowners to reduce energy costs through the energy company obligation (ECO).
