When does the market pick up again?

I am aware that Boxing day is the busiest day for people to browse on Rightmove etc., but when do people actually start putting their houses on the market again?

We had originally hoped to be moved by August but neither our sale nor purchase went through. We have now SSTC again and have offered on a property that we like but that has been rejected with the EA telling us that she thinks the vendor may come back to us if they find a property to buy. Every day I check online, but there is very little coming on that is any good for us. Do people generally put everything on hold until the New Year? We now know that we can forget moving in the school holidays yet again. It is getting frustrating even though we are living in a warm and comfortable house while we wait which we are very grateful for.

    Hi Rosie,

    I feel your frustration, everytime we used to put ours on the market we would find a buyer but then absolutely nothing we liked would come up. The buyers dropped out, we got fed up and we would give up for a while and then weeks/months later something good would come on and we would have to start the mad rush again.
    I still check rightmove for properties coming on in the last 24 hours and there are still quite a few coming on around my way but definately less than say March-June. From past experience it seems from Jan onwards it slowly begins to pick up again.
    Keep searching because tomorrow something could come up and you will be in an extremely strong position.

    Jan onwards. Apparently straight after new year people look to put their house on market. However it does depend on the weather.
  • Yep, I would say new year too and provided the weather holds out. We might all be snowbound in Jan/Feb.

    Be patient Rosie, your guardian angel will bring you the right property not just any old one that comes on to Rightmove :)

    Enjoy your Christmas and plan on moving in the Spring.

    Thanks all. I just hope my buyer is ok to wait. Thankfully she seems to be moving quite slowly too with change of conveyancer already. So far only her valuation survey has been done and that was a few weeks ago. No other paperwork has appeared as yet. Suits us. Just hope it's not much longer. DD1 doing GCSEs this year and she is sharing a cramped room with her wee sister and studying on a mattress on the floor. Otherwise I'd be content for as long as it takes.
    Funny to look back to May when we went on the market and everything was going just fine and we honestly thought we would be settled by mid-August. Dh took all his holidays for the proposed move. Anyway, the right house is out there somewhere for us.

    Oh dear Rosie.
    But you might remember I got my buyer first week of Feb when we thought it'd all go through quickly, then vendor took house off the market and we couldn't find anything else till they finally put it back on end July, and we eventually moved end September with the same buyer waiting patiently for us. So there is hope! Something could come up anytime. But I think it starts in January when it gets going and peaks in Spring (when prices begin to rise)

    Where in the UK are you? The further north you go, the later in the year the market tends to wake up. In Highland Perthshire where I lived houses went on the market in April or even May if the weather in April was bad. Having said that, I got the offer from my buyers in February, although they were the first viewers since the previous September.

    We are in the south east where the prices seem to be rising every week. It's ridiculous.

    we started looking in july and have noticed in the past 2 months there has been less and less properties on the market. Nobody wants all the hassle before xmas we was told by our ea that it normally picks up in february sometimes later as people start decorating before putting in on the market people also want their garden looking nice for the photos
