I've been on the receiving end of this and to be honest I wanted to beat the vendor to a pulp after I spent out a bit and then he decided to tell me the full story. Be upfront and honest, make sure you have any paperwork related to repairs, ask any interested buyer if they would like to speak to your current insurer for a quote/ information (you can give your insurer permission). It's been said, do the right thing and tell them upfront! Not everyone would be put off but you know it will limit the appeal of the property.0

Definitely do it up front.
A fair few will walk away, but they'd walk away further down the line anyway. Those who don't walk away will appreciate your honesty and be more likely to see it through in the long haul.
Plus on a practical level, if they know beforehand, they can't try and renegotiate the price at the last minute because of it!
