I'm not going to engage with you until you tell us something about yourself, sorry.

you don't 'engage' with anyone on any subject.

you simply make silly comments and then totally refuse to justify them : well what else can you do as they are indefensibly stupid.

What drew you to an anonymous internet forum if you have an issue with people who are anonymous?

my last word on the subject is a pretty picture of a housing ladder, where the first rung is a country retreat, second rung a London maisonette, third rung a London house. HPI moves the rungs further apart, makes the ladder more painful to climb & more lucrative to descend. end of story.

I can imagine that young people who have recently purchased may well wish for some HPI as it'll mean they can upsize sooner despite it costing them more in the long run.

It's not as if they can choose whether prices go up or down but have to deal with the reality of the situation they find themselves in.

He is understandably probably very angry that his parents christened him 'Tickers Plays Pop' even 'Ivor Biggin' would have been better than that.

if you are comparing two properties one at 100k and one at 200k
and then assuming the 100k rises to 150k then surely you would assume the 200k rises to 300k?

I did, hence the £60k equity is 20% of the £300k

    simple maths really.

Increasing HPI not only speeds up the opportunity to move but also allows a better LTV to be used.

This could in time save the buyer money in interest (lower rate) and secure the higher valued property far earlier than without HPI.

Does that better LTV help make the new 240k mortgage easy to pay off compared to the 90k mortgage on the 100k house?

    Are you serious?!

Yes that example means the deposit is there, but the person will need to earn a lot more to qualify for the bigger mortgage.
    Peace.

I think it's up to you to explain your comment because I can't see any reason why I would want that.
