chimmley breast removed

the chimley breast in the house i am selling was removed before we brought 9 years ago. our buyers questioning rsj . i dont know when it was done.
Also I have 2 loft rooms that dont require planning but they have brought it up.
I have dropped selling price as much as can due to all work done ie. new full bathroom refitted consevatory damp proof course put in help.

What are you asking?
If you don't have any details tell them this.
They either like it, lump it or reduce the offer.
If you can't afford a drop then they probably walk.
Any other buyer will probably find the same issues so you should really resolve before trying to sell.0 -

Was correct support put in when it was removed? Gallows bracket?This is an open forum, anyone can post and I just did !0 -
Loft rooms may not need planning but they need to comply with building regs. Chimney breast needs adequate support for the rest of the chimney above.
If you cannot provide these assurances then tell the buyer via your solicitor that they must rely on their own survey/reports, etc and see what they say. Some buyers will do a runner, others may accept or conduct further investigations etc.0 -
I had the same problem many years ago, chimney breast removed but big chimney still sticking out the roof, all done before we bought it. I should've shot the surveyor for not noticing but that's another story. Our buyers' surveyor did notice so they asked about it. By now I was living 200 miles away so there wasn't much I could do, I told them "That's the way it is, been like it for over 10 years". They bought the house. It's not the end of the world, it can always be fixed, it's just a matter of money.Tall, dark & handsome. Well two out of three ain't bad.0
