why would the sales staff lie? they have to deal with you all through the selling period and once you have moved in, they are trained to tell the truth as they know it, no one profits from mis selling, sometimes believe it or not buyers are liars, they want the house and will tell you they are sold subject to contract etc, truth is the only way forward ,applies to both sides.my bark is worse than my bite!!!!!!!!0

Goodness me - someone actually trying to defend high-pressure commission driven staff in a sales environment!
From many years experience, sales bods in property will tell you black is the new white to get your signature on the dotted line. They work for the seller, not the other way round! Once you've handed over the dosh - you're on your own mate!
I bet you're the kind of person who bids on ebay and when the seller says "I don't accept payment by pay-pal" you send them cash to some dodgy bank account!
This thread isn't about lying buyers - it's about remembering that agents/sales staff in glossy offices work for the SELLER!0 -

Mine have lied through their teeth - from telling me that they couldn't paint the walls white instead of magnolia (as they would need 3 coats instead of 2 according to the sales director - after speaking to the site foreman, he told me this was b*llocks!), right through to telling me that my house would be ready by the end of July!:rolleyes:

I can't remember the exact figures but my mate got a huge discount on a newbuild in 2001. Reduced from £280K to £200K for a cash sale with half-decent carpets fitted too.

I was told by a countrywide mortgage advisor that you cannot get a 100% shared ownership mortgage. I politely informed her that my research found 4 who would do just that to which she had to correct herself to "the mortgage companies that countrywide deal with don't do 100% mortgages"

Countrywide are very creative with what they tell you - I have had similar instances where they have implied that they are whole of market, when in fact they are not!0 -
Op - if it was me I would be a bit dubious about buying the first house on a develpment as its an unproven site - if it proves unpopular then the builder may get desperate and start offering bigger discounts, and you could end up in negative equity very quickly.
Another way to do it is say you are interested and just see what the builder offers you rather than make them an offer.
How does the price of the property compare with other similar already existing properties? When we bought new build a couple of years back we checked out all the oteh rhouses in teh area and found that per square foot it was cheaper to by new build, and the incentives were the icing on the cake. I know that we were perhaps lucky as we bought in Jan when the market was a bit slow post christmas etc, but our is now valued at £75K more as the develpment is selling handover fist so I guess what I am saying is dont alway be scared off by new build, but make sure you do your research0
