Building regs questions

We aim at some point in the near future to remove the wall between our kitchen & dining room, making 1 large kitchen/diner. We will also be blocking up the back door in the kitchen & replacing it with a window ( there are so many other outside doors in the house elsewhere)
The kitchen designer & their builder didn't tell us we needed the alterations to be signed off by building control. I've spoken to the council & the cost is very small. Our surveyor says we can remove the wall without the need for an RSJ as it isn't a supporting wall.
I'm just wondering if we didn't get the work signed off, what are the implications if we sell in the future?
(It's only £160 for the certificate, so we will be doing it, just wondering how important it is)

    It's incredibly important.

    It helps to prevent stupid people from building themselve's a death trap.

    It will come up in the searches a buyer solicitor does. Our neighbours moved in 2 weeks ago. They had to chase the FENSA certificate and the Gas Safe certificate for a recently installed boiler themselves before they could complete.

    The house was only on the market for a day, the for sale sign hadn't even gone up. Some buyers might be put off if there's no cert.

    Thank you, now it's making more sense. So if at some point we have our bathroom refitted - nothing structural, just retile, new suite etc, do we need anything then?
