    Unless this is the case with the OP, the landlord is acting illegally by attempting to change the terms of the tenancy after it has been agreed, and even then, if the OP is simply selling off their unwanted personal possessions, there is no business being run, hence it's nothing to do with the landlord.

    I've never ever seen an AST without the condition of not being able to run a business from the property, so it's hardly them just deciding something. I'd be surprised if it wasn't in close to 100% of ASTs.
    Many LLs will though overlook small cottage industry type setups, but not relevant here

    I imagine Marina has a main gate that any buyers will have to pass through the Marina can then block access. I think it unreasonable for you to expect the Marina to be happy with random punters constantly wanting access to their premises.

    Why not arrange to meet people elsewhere?

    They didn't but the OP did state that they are selling the things by using Gumtree and as Gumtree is very often used by people selling face to face, I think that HIntza's assumption is a reasonable one to make.
