Ok but you've still not said what you want to achieve here. The Shelter link I gave you has template letter for getting your deposit returned as well as template letters for claiming compensation. If either of those things are your goal, send the letters.0

Below is what Property agent sent me from Landlord's end.
To confirm our telephone conversation we would advise.of the following defects.
1. Front Bedroom, single electric socket broken.
2. Kitchen, cooker and extractor fan filthy this is to be cleaned on Tuesday 3 January 2015
3. Front Bedroom, filthy not vacummed.
4. Middle Bedroom – iron burned on carpet.
5. Front Room and Rear room floor covering ripped and stuck down tape
6. Big lump out of wallpaper Rear ground floor room behind door.
7. Exterior rainwater down pipe has had the clips ripped and it is all broken and hanging
And smashed at the bottom
8. Paper is coming from wall on the left side of the rear room caused by damp from the broken downpipe
10,Back bedroom someone has been writing on the ceiling
As stated in the contract, the property has not been cleaned throughout.
Hooving. Washing down. Etc.0 -
Then I replied:
Dear Xxxx,
I dispute all of below noted items. We were handed over a even bad conditioned house & no repair wad done for last 4 and half years by landlady. We have done our painting, Changing WC covers etc.
In order to start my claim formally can I ask the original certificate of TDS and later renewals of the same as I requested number of times via emails and also I need a copy of original inventory. Due to your delay in providing noted certificates I personally checked with all TDS providers but no one has the deposit protection for 25, St Mary's road.
If landlady is not willing to release deposit in full within normal period of time then I will need to find legal help to claim my rights according to the Landlord & Tenant Act in England.
