    You only have to start the extension for the permssion to be implemented, you don't have to finish it. Get permission, dig some foundations and you have started.

    Once you have made a "meaningful start" I.e. digging a footing, you are governed by the building regs at the time, regardless of what the regulations are at completion.
    Some people don't exaggerate........... They just remember big!

    You can renew the planning permission after 3 years, which should be a formality. You'll pay the application again but not the architect. I would do this rather than let it lapse and apply again.

    I wouldn't bother with building regs drawings until you go to actually build. Cancel that as you've told us there's no point in building now.

    Thanks for that. sorry but I am a bit confused...so do i let the permission lapse and apply for renewal after 3 years with just paying application fees?
