    if the lodger agreed to the conditions (not particularly arduous or unreasonable t&cs really) then he should abide by them.

    What would be unfair would be making the lodger give 1 month (to guaratee you have time to find a replacement) whilst specifying only 1 weeks notice by the landlord (in both cases 'at least' being legally implicit).

    No excuse except I speed-read and saw what I expected to see, not what was written. :silenced:

    I have just found a new lodger. His previous landlord not only insisted on a full month's notice but would only allow him to leave at the end of a calendar month. My room wasn't available until Nov 8th but he had to find a friend to stay with for the week in between. He almost had to pay for storage for that week but I took sympathy on him and let him move some of his luggage to my place in advance.

    He's not misunderstood and he's not been forced. He's just too lazy to do any cleaning.
