    Let me tell tell you one thing first that you need to understand, all rights are with the tenant and there is nothing apart from waiting that you can do until they leave or the courts get them out.

As you said there is no deposit, no rent, they probably ruined the address by non payment of bills, council tax, etc.

    For anyone who thinks this approach is wrong, they are right and I would advise to think carefully. Once my tenants left I was faced with £3000 repair bill and still facing possibilty of prosecution by Council. On the other hand if they stayed at the property I would still incurre the repair bill, 6-9 months without rent and same time in sleepless nights and stressful days.

    Did your tenant referencing not give any kind of indication that the tenants were likely to stop paying rent and trash the place?

    Your business model should have enough cash flow to cover periods when rent is not paid and your insurance should cover any damage along with the deposit.

    What you did was criminal and you're lucky you didn't end up in jail. Do you think you would sleep any better in a cell? Also, remember not to drop the soap in the shower.

    Letting a house. You're the landlord so you are letting property, not renting it.

    Yes, letting property is a business so you should have sufficient cash flow and know what your expenses are. If you reference your potential tenants properly then you should be able to sort the wheat from the chaff and minimise the risk of being landed with such tenants.

    So I agree, it sounds like you need a reality check before you bankrupt yourself with your poorly run business or wind up in jail for your criminal activities.
  • Correction letting, maybe I should have formed an offshore company, and transfered the property to that entity. This would protect my property so that I could proclaim it a state in the near future which would operate like any other state does and once the tenants refused to contribute to the state budget I could have militarily intervened and taken back the property of my state. The tennats would have been imprisioned and made to pay for damages and repairs to the property. My ministry of finances would take care of this and together with my foreign office would find new tenants whose finances would be guaranteed by World Bank and IMF. They would have to sign a number of international treaties before moving in.

    The above advice @#25 and earlier comes from someone who, from his only thread, can't even pay the correct rent on time, forgets to cancel the payments on time, then won't/can't afford to pay the debt back, and doesn't understand he's obliged to do so. Hmmm. Maybe a business plan isn't such a silly idea .....

    We have this old, rather quaint but much-loved tradition in this country: Do things through the rule of law. Engage the courts: A judge decides, not some self-appointed police/solicitor/judge/jury.

    Stick to the rules & laws of this land, sir! That someone else may not have done so does not make your actions right.

    And as for "no one is going to reimburse me"... Well yes, if you can't be bothered to pursue them: What were the original credit & reference checks like?? If OK, no CCJs then that was because no previous landlord had done their citizen's duty of pursuing them. Sue the tenants! Ensure they have a CCJ against their name & all that that means.

    Speaking personally the joy brought as one gives a cheery wave & smile to some scr*at ex-tenant who thought they'd get-away-with-it but you track them down, get judgement, recover some funds and ensure they & their employer know they had debts & didn';t get away with it... is wonderful: They look really, really, discommoded ...

    Anyway, the bottom line here is the lady asked what can she do about these tenants and the post has turned into judgment of my actions instead of giving her advice that she needs.
