Hello
Have just paid cash for a flat, how long will it take for the Land Registry to issue the Certificate please ?

jstvj - timescales can vary depending on who lodges the application, whether it is in order and whether we have to notify any other parties.
At present roughly 80% of such applications are completed within 12 days but some can be subject to longer delays.
Historically registration occurs after the new owner has moved and settle din so 'speed' is not always an issue but if there is a degree of urgency associated with the registration then we encourage the applicant to contact us and explain the circumstances. If we can then 'speed' the matter up we will do our best to do so.
The applicant can contact us with the specific details (inc address/title number) online
Note - there is no 'certificate' lodged on completion but the applicant would receive a copy of the current register“Official Company Representative

Thank you very much for your advice. My Solicitor has been very slow and unreliable, so I just want to check that they have registered my purchase and that a copy of the Register is being sent to me. I have sent a message to the Land Registry, thank you.0 -
If seller had a mortgage then his solicitor will wait for the discharge to come through from the lender before submitting the application for registration and this can take a few weeks.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -

You have no record of an application, so I have queried it with my Solicitor and asked them for the title number

My Solicitor says documentation only just received from Vender's Solicitor. When asked if the application will be sent to the Land Registry in the next few days, their reply stated probably not as they are still awaiting evidence that the Vender's mortgage has been removed but not to worry because they have until Dec 12. Surely, my Solicitor should have had this evidence before completion and I don't under undeunderstand the Dec 12 time limit?0

Just to add, the Vender is the Developer and builder of a large complex consisting of several bungalows and flats, mine being one of the last to be released. Wouldn't the site/land mortgage have been paid long ago and their Solicitors have evidence of same to hand ?0

The only time limit I can think of is submission to HMRC of SDLT return (30 days).not to worry because they have until Dec 12.
Unless the 'solicitors undertaking' given by the vendors solicitor to your solicitor had a deadline.
Removal of the seller's Charge (mortgage) usually happens after Completion (using the money the buyer provides). Hence the 'solicitor's undertaking' to remove the Charge.Surely, my Solicitor should have had this evidence before completion0 -
Yes, I am quite perplexed by "waiting for evidence that Vender's mortgage has been removed" ( from the Land Registry records ) I know my Solicitor received the SDLT certificate from the tax office on the 13th, so that has been done OK. Also my Solicitor says they received the Deeds on the 17th, so why can't they make the application to the Land Registry0
