    Make the offer in writing.

    Include the reasons why you think this is a fair price, sold price comparables, etc.

    You never know until you try.

    Hindsight is an abolsutely wonderful thing. I was more than happy with the price I paid. The exact same layout of property to mine on the street behind sold for £129,950 4 months after I bought mine :beer:

  • Where I live, there's often a huge (15-20 percent) disparity between asking prices and the highest "sold" price on the same road. It tells me that sellers have unrealistic expectations - and that estate agents are outbidding each other to suggest they can sell for the highest price. This is resulting in price reductions after time on the market.

    What I have learnt from viewing properties all last week is that my personal main criteria for purchasing a property
    • Ready to move (after a fresh lick of paint etc..)
    • Property Functionality
    • Right Location (Public Transport links & Accessibility)
    • Purchase Price reflects current market prices

    The last one is most important has one vendor I spoke to over the weekend that he brought the property back in the hype in 2007/08 (before the crash) and cannot afford to lose on the property. He his currently advertising the property at £140K price tag, but will not accept anything lower than £135K.. Same property types, layout etc... only sold for £108 to £112k in last 12 months..

    I viewed a property yesterday that is on priced at £125K (reduced by £5k month earlier) which I do like. However going away doing some research the maximum I would offer is £108.5K (86.8%) at the moment, but still considering...

    At the end of the day, do you mind if your offer is rejected and then the buyer is so offended that they won't entertain a higher offer from you? If not, just go for it. What have you got to lose? (Disclaimer: I'm not a house owner!)

    Update: EA has called me up to see if I want to make an offer on the property. I advised them not at the moment as I'm still reviewing my options of all the properties I have seen last week..
