I think we've lost the house... and it could be my fault?!!

    Thanks - we've instructed solicitor to ask lenders if they are still happy to lend without indemnity. Fingers crossed!

    At some point though we will need regularisation certificates to verify the compliance of the works for when we want to sell on right?

    Does anyone know what the process and cost of obtaining these is?
  • You're buying without the regularisation paperwork, so will the next person. It's even less relevant for the next buyer as you're already way past the point the council give a toss about it so in a few years it'll be even further past that point. So no, you won't have to get the paperwork in order to sell, just like this vendor isn't going to get the paperwork. It'll take time, cost money and they have to hack holes in places to try and see how the building work was done. If you were selling a house would you go through that if you didn't need to?
  • As long as you get all the correct Building regs approval for the work you plan to do, then it only leaves the first floor bathroom without, which you can they ask Building control what it will take to get a certificate on that, and you can then decide if that is worth it or not and then explain that when you decide to sell.
  • The structure of the building work carried out in 2001 might be fine...but was the extension constructed over drainage? That could be problematical.

    No, the kitchen extension doesn't cover the drainage... the drain cover is situated outside in the side-return area close to the boundary fence, about 4feet away from the kitchen extension wall.

    Our new extension plans take this drain into consideration and works around its position.
