Help valuation is bk!

Hi all our valuation has come back. The house is approx 100 yrs old semi.

We got some 3s due to damp in back bedroom which could be from shooting or chimney stack. Also rendering on the outside wall is cracked. Asbestos maybe present in the attached garage at bk. we expected these tbh.

Also noted top floor bedrm windows only have top opening. We were going to change these anyway. Electrics got a 3 but our friend is electrician so we will get him to do a check n quote. Garden walls need attention but we were gonna sort it straightaway.

It also states Japanese knotweed is on the embankment of the bypass 100 metres away? Should I be really concerned?

Plus there's an Indian restaurant nearby

He's valued it the price we are buying it for. Our mortgage is only 66500 but with precise. With all these factors what do u thnk our chances are? Thanks

    If the mortgage valuation was at the right price, what's the problem?

    If it really is Japanese Knotweed report it to the owner of the land and they will have to deal with it. It might affect your insurance however.

    Japanese knotweed doesn't spread by seed, so unless there are major groundworks on the embankment then there's no reason to expect the stuff to encroach on your garden. But as already stated, report it to the land owner to ensure that they take precautions when working in the area as I believe it is an offense to spread it on plant and equipment, but they need to be aware of the fact that it is there first.
  • The Japanese knotweed may also affect your mortgage as a number of lenders won't lend if the knotweed is within a certain distance - may be best to check with them once they've received the valuation.

    Gas and electric will usually always be a 3 as it does not get tested.

    I think out of all of those I would be most concerned with the knotweed. Chances of that getting picked up in a basic valuation when it comes to switching lenders is pretty slim but I would ensure the landowner is made aware to try and ensure it does not get closer to your property.

    Our first house fell through because the lender refused to lend due to the curry house down the road! Apparently the smell and "antisocial hours" would have made the property difficult to sell in the future... what a load of codswallop!
