Lucky you albacore, couple of deceptively spacious outhouses, were there?

Very much so, but praise must go to my builder who incorporated a marvellous trompe l'oeil of the gasworks. I have plans in currently for a mews style stable yard, which the vendors, offered to build, as they felt I was such a nice chap when I came round to view. Next year, focus shifts to provision of an avenue to the chippy, and a reworking of the deck for a fete for local underprivileged kids.
Most people overlook opportunity as it comes dressed in overalls, and looks like hard work.

Thanks for replies. I take your points about buying as it is but if the work will cost significantly more than £7000 I will be backing out because it would mean I would be paying more (overall) for the house than similar other houses in the vicinity. Getting on the ladder is difficult enough without forking out more money.

Just have to work out how much it will cost me to do the kitchen.

If you are going to back out I would do it sooner rather than later, its not fair for your vendor to start paying out money then you back out later.

Also take it as a lesson learned. Next time you are thinking about making an offer, make sure you take into account any work that needs doing and make an offer based on what that work will cost you.

Good Luck getting on the ladder

Genius. You have provided a glimmer of happiness to my otherwise dull, drizzly, overworked afternoon

    Such kind words.

Nearer the time I may extend an invite to the local county show, which this year I have offered to host in the garden.Full catering will be available from the pigeon loft, and whilst it may be a squeeze the outside lav is functional.

I'm still getting to grips with having the pony club gymkana in the back room, but life is about sacrifices.

I'd be delighted to attend on the proviso that your event doesn't clash with the grand unveiling of the OP's brand new bespoke DeVol 40ft kitchen diner.

    You're a bit cheeky.
The price it was put on the market at was based on the size of the kitchen.
You made your offer based on the size of the kitchen.

You can't go expecting a reduction because you want a bigger one.
