Always good to have an emergency fund beanielou! Mine keeps calling to me to use for an overpayment but now I have a family I am standing firm on keeping it.

Great. The bank provided the emergency fund. The universe delivered! Have you sorted your toe or did I miss that bit?
If you have built castles in the air, your work should not be lost; that is where they should be. Now put the foundations under them

    Emergency fund 800/1000
    Buffer fund 0/100
    Debt Free (again) 25/072025

I'd speak to your mortgage provider to see if you could wangle keeping your current rate until the end of the term. Is there an early redemption fee? If they can't do anything about the interest they should be able to at least give you a rough indication on what the payment will go up to. At least that way you can sort your budget accordingly.

The early redemption fee finishes at the end of September I think when the fix finishes.

    Interesting conversation today with BS.
So. They cant yet tell me what payment will be after fix finishes.
But it will go down considerably to what I pay now.
REmaining term is on paper about 3 years.
If I repay early, even though the fix is finished there is an early repayment fee.
I need to weigh this up with the interest I would pay over the three years.
    Thoughts?
