Can I make an offer direct to the vendor?

Seen a place I like, had a second viewing, build up a good rapport with the vendor who has done the viewings. The EA however is pretty useless and, yes I'm being massively snobby here and I know I am, but rather stupid. So I want to have as little contact with her as possible.

Is it possible I can do all the negotation directly with the vendor and then we just tell the EA what the agreed price is? Or do I have to go through the EA to make any offers?

    Yes. It is up to the vendor to keep the EA informed.

    Provided the vendor is willing to discuss/negotiate price, why not?

    It's his property to sell, and your money to buy with.

    There's nothing to stop you. But some vendors may not like it - they may feel more comfortable negotiating via a middleman, because it's less intense.

    Or, from a different perspective, one of the reasons I sell through EAs is because they are professional negotiators (and I pick EAs based on how well I think they will negotiate). So I would refer you to the EA, and let them do the job I'm paying them for.

    But different people approach selling property in different ways.

    I would be annoyed, but others might not. I'm paying the EA a lot of money for negotiating skills I don't have. Having said that on one viewing I agreed a price the vendor would find acceptable, then put in the offer via the EA.
    Been away for a while.
