council tax bands

general query about the price bands.

i moved (rented) into a new build property a few weeks ago (housing association own it) and just received a letter from the VOA

living in what i'd call a "deprived area" i just assumed it would be set at band A, but its band B
nothing was stated in my tenancy agreement, i never asked,
guess it wasn't set then either,

still, it's an extra few quid to budget for.

is there a way to find out the price they paid to compare to 1991 prices if indeed that's how it works?
searched rightmove type places but nothing showing up.

    Look at the banding of other houses in the area. You will probably find they are pretty well all the same. My Housing Association property is a band E as are most of the houses in the neighbouring streets.

    its a bog standard 2 bed semi, 9 of the 11 on the street are band B & 2 are band C

    there are some 2 bed terraced (10 yrs old ish) band A at the back of my home along with a odd mix of B&C as there are a few detached,
    and further up there's more 10 ish yr old semis, a few pairs of these are of one being band A and next door being band B, and overlooking a large field.

    my home as 1 drive and a tiny garden, next door as double drive and a massive garden, both band B

    Council tax is set based on what the price would have been in 1991.

    As it's a new build property it is entirely an estimate by VOSA. have you looked at all the other properties in the building/development and seen their council tax bands.

    For reference, I have never seen the council tax band in a tenancy agreement. It's something that you shouldn't make any assumptions on and do your research on when looking at properties.

    as i said, there is a mixed bag of bands all within a few hundred yards, detached, semi, terrace and flats,
    obviously i'm on the outside looking in, there are several homes of similar size that appear to look more desirable that are band A,
    to put it another way, if, in 1991 prices i had £40,001 and could pick this B or that A and a couple of quid cheaper, i'd probably opt for the other regardless of band.

    In our area, only old terraced houses are band A.

    It's the VOA, not VOSA.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Gardens and drives make little difference in banding, VOA usually use house size as a comparison. As the top of Band B (England) is 30% above the bottom, then both could easily be in the right bands.
