How much does it take off a house price if...

How much would you expect a house price to be below market value if there was a tenant in there on an AST, and was marked as investors only as they wanted to sell with the tenant in place...

    Not that much. If it was significant, they would just serve notice on the house and sell it vacant.

    OK, or wait until the end of the AST. Either way, if you could get say 10% more without tenants, you're likely to wait until they are out legally. Or even pay them to leave asap.

    yep, that was my thought. I figured restricting who could buy it to investors only should reduce the number of people who could buy it significantly, so should be cheaper, but logic dictates that if the price drops significantly you might as well wait until the end of the AST.
