Terrible homebuyers report - what to do?
Comments
-
16 category 3's on the and a lot of cat 2's.
The Roof - The survey says it needs an inspection to obtain a report and quotes for the works that are required. Inc, the current covering is deteriorated and worn, daylight can be seen though the roof structure from the attic space as there is no under felting this means weather penetrates into the roof space, there is a noticeable deflection of the rear roof slope, noticeable deflection of the rafters, the chimney stack is causing dampness on the inside and needs re-pointing, plus, missing roof tiles, very little installation
Guttering - this is blocked at the rear of the property and is causing dampness in the 2nd bedroom upstairs
Walls/Pointing - there is a hole in the rear kitchen wall that needs filling, the property needs re-pointing but the main parts are at the back of the property as it is causing dampness in the back bedrooms and the dining room
Damp - damp readings were obtained in the rear bedrooms (surveyor explains that this is most likely caused by the guttering and pointing), the chimney stack is damp, rear left side of the dining room too.
Electrics - its needs a safety check completing
Unsafe wall - the rear right hand boundary wall is unstable and at risk of collapse.
Ceilings - made of lath and plaster and prone to risk of collapse
These are the main ones, there are other cat 3's but we can cope with those.0 -

Affordability must be a big issue here. i am just picking on 1 example from your list. I have just had the whole of the back of my house repointed and repainted. That cost me just over 2k.0 -
Oh no that's a lot! We're going to get quotes for the roof, guttering and pointing and see what they say as its the damp and roof that really bother us. Thanks0

How DIY are you? If you're happy to spend weekends on a platform with an angle grinder, trowel and paintbrush, then repointing and repainting is eminently DIYable.0

Hi, we were just quoted £1400 to patch up our roof. I'm not sure how yours will manage to put felt under the tiles unless they re-roof, unless they could somehow do it from the loft. With all the other issues on top, it sounds like an expensive nightmare to me. I'd seriously consider pulling out.I must remember that "Money Saving" is not buying heavily discounted items that I do not need. :hello:0

Deffo no diy here for us. Hubby has severe dermatitis on his hands and dust sets it off, add 2 young kids into the mix and its tradesmen all the way.
Thanks, been awake loads thinking about it all. Want to get this roofer round asap for a professional view and quote as time is not on our side!0
