Property for sale during/before tenancy

Hi,

I am a student and currently living in a flat although recently the property has been put up for sale and there has been viewings etc. We have also just signed to stay in the property for the next academic year (Sep 2015 - July 2016).

If the property sells in the next couple of months, will my existing and future agreement hold? Or could the new landlord refuse to take up that future tenancy (considering the price etc has been agreed on)? I'm worried that it will sell and then they will not take up the tenancy and all the good student properties will be gone by February.

  • Your existing tenancy continues, no change, other than change of landlord/owner...

    The problem comes when the new owner thinks he can boot you out.

    You do not have to permit visits for valuations, photos, viewings by prospective purchasers etc etc without the current owner getting a court order.

    It may be he would agree to some deal (eg you leaving, or rent reduction if you assist with sale process.) Or he might be daft & not agree.
