Renting - Chimney Sweep Costs

I live in a rented property, and the contract says:
12 - Obligations of the Tenant
{...}
13 - Further charges to be paid by the Tenant
{...}
14 - Repair, Maintenance and Cleaning
{...}
14.4 - To clean the chimneys once a year, empty septic tanks regularly and at the end of the tenancy.

I've had the chimney swept (at my cost, £40) and the chimney sweep commented that really the landlord should be paying for this.

I've looked online and it seems to be a bit divided.

The boiler is serviced annually at the landlord's cost so in my mind the chimney sweep should be the same.

  • Afraid not - keeping the chimney swept is a tenant's obligation which was specifically mentioned in a famous judgement by Lord Denning, Master of the Rolls.

    Don 't rely on opinions you find online as an authority.

    We rent and have a chimney and we sweep it once a year. If you don't use it it won't need cleaning, your choice. A bit like your cooker.

    Why would the chimney sweep know?
