Moral Query with Rental Purcxhase

    Have you no chance at all of being offered a local authority/Housing Association property, given that you have two children, one of whom is special needs?

    It's not you job to sell the property.

    You're not a surveyor, so it's also not your job to identify problems or reassure the buyer on condition.

    If you happen to be there for the viewing (up to you) then just politely offer to stay out of the way.
  • The LL has agreed that I shouldn't have to answer any questions. (He's selling the place himself, no estate agent involved). He says there are two viewings, one of the people I know which is going to be a bit embarrassing. The other is someone he worked for, which is going to need to be handled delicately. Why is life like this ha ha?

    It will be neither embarrassing nor delicate if you follow the advice above. Really not your problem.

    lol definitely not. Its a roof .., and I'd do almost anything to not be here, I hate the whole private rental thing except for the fact that with it, I do have a roof over our heads.., but if I lose it, then its heap big trouble.

    (There was a whole rant in here but I've deleted it ., bit whiney lol).

    I think you'll find that houses are not selling at the moment - whatever it says in the media.

    BTW, I agree with all of the above - keep out of the way. And try not to even think about it until you know you have to (ie someone is actually buying). Easier said than done, I know

    Just as an update, two viewers came round. The LL did do the viewings and dealt with all questions, I sat out in the garden.

    But we knew one of the viewers so now know the asking price. This viewer lives locally (so glad he isn't interested, he has a bad rep as a LL) so he knows there is another rental for sale on the same street (most of the houses on this street are rentals) for a couple of thousand more, but its been completely renovated, new double glazing, everything. Basically the viewer said he wasn't interested in this place. This place has cracked windows, blown windows, peeling paint on the outside, loose old slabs outside, ancient concrete in the back yard, chimney problems, some damp problems, a boiler that needs replacing, the laminate was improperly laid so its warped and cracked etc etc. It doesn't come close to the other property.

    If he sells it for 10-20k less, its not going to be much profit for him (also know the purchase price because of the usual sites on the net). So I may have a bit more time than I thought unless he decides to evict me and do a complete reno himself. However, I suspect he'd expect me to stay so he's got an income if he went that route.

    The LL himself hasn't whispered a word of what's happening with the other viewer. I suppose he could be a nieve buyer. This viewer did ask me if I'd stay if he put the rent up by £50 a month. Knowing the rental prices for this area, it would still be lower than the average so although my LHA wouldn't cover it, I will have to find it if he buys (will total about £100 a month I have to find but such is the way it goes with private rentals and LHA).

    Or he could evict me so he can sell it at a rock bottom price to a renovator.

    Will just have to see what happens.
  • Neither viewer was interested. Told the kids its going to be a 'short' Xmas as I doubt this is going to end well for us. To those posters who say a tenant should never regard a tenancy as anything other than a very temporary arrangement.., try living in my shoes for six months. Its stressful, terrifying and almost certainly costly.

    Before someone suggests buying a place so I can have a permanent place to live with my children, I am a carer (don't work).., for good reason. Just last week my older son collapsed in college because of stress. And a meeting with my younger son's school because he's having more problems. And well, I don't sleep a lot because of my children's special needs etc etc.

    Just so depressed. But nothing I can do except wait for whatever will happen to happen. However long it takes.
